Commercial Hydro Jetting in Los Angeles: Restaurants, Offices and Multi-Unit Buildings

Short answer: commercial drain and sewer lines carry more load than a house line, so grease, wipes and scale build up faster. Hydro jetting clears that buildup with high-pressure water, and a camera confirms the result. We connect you with a local plumber who works with businesses and building managers.

Who this is for

  • Restaurants and food service
  • Offices and retail
  • Apartment and multi-unit buildings
  • Property managers and HOAs

Ask about scheduled service, not only emergency calls.

Why commercial lines clog faster

A commercial line serves more people, more fixtures and more hours than a house. The same buildup that takes a year to cause trouble at home can take weeks in a busy building.

  • Higher volume: more flushes and more water through the same pipe.
  • Grease and food waste: restaurants and cafés send fats and solids down floor drains and sinks.
  • Wipes and paper products: offices and apartment buildings see wipes, towels and hygiene products in the line.
  • Shared lines: in multi-unit buildings, one unit’s habits affect everyone downstream.

Common commercial jobs

Restaurants and kitchens

Grease lines, floor drains and dish pits. See restaurant hydro jetting.

Apartments and multi-unit buildings

Shared main lines, stack and lateral cleaning, and recurring slow drains in lower units.

Offices, retail and mixed use

Restroom lines, kitchenettes and floor drains that back up on busy days.

How a commercial visit works

  1. Scope the job. The plumber asks what is backing up, which units or fixtures and how often.
  2. Locate access. Cleanouts, roof vents or floor drains are used, and the plumber notes where the line runs.
  3. Camera first. A camera shows the pipe and the blockage, especially on older buildings.
  4. Jet the line. The nozzle and pressure are set for the pipe size and material.
  5. Camera after. A second pass shows the result.
  6. Written summary. The plumber records what was found and suggests a schedule.

Scheduled maintenance vs emergency calls

An emergency call costs a business more than the service itself: a closed restroom, a kitchen that cannot run or a tenant without drainage. A regular schedule set from the first camera pass often costs less than repeated emergency visits.

  • Have the line cleaned and filmed once to see what is in it.
  • Set an interval from that, and look at the camera again at the next visit.
  • Ask for a short written note after each visit that you can keep for the property file.

There is no fixed interval that fits every building. See how often to hydro jet.

Access, timing and working around operations

Commercial work has to fit around the business. Tell the plumber about service hours, tenant notices and any area that must stay open.

  • Ask when the plumber can work: our hours are 7 AM to 9 PM.
  • Share a map or a note about where cleanouts are.
  • Tell tenants ahead of time if water will be off or a restroom closed.
  • For multi-unit buildings, tell the plumber which units are affected so they can start in the right place.

City and building rules

Businesses in Los Angeles are expected to keep fats, oils and grease out of the public sewer, and cities across the county have their own rules. Your property manager or the city can tell you what applies to your building.

In the City of Los Angeles, food service businesses that produce grease waste need an Industrial Wastewater Permit under Los Angeles Municipal Code Section 64.30. They must follow kitchen best practices and use an approved grease removal device, such as a gravity or hydromechanical grease interceptor. LA Sanitation says new food service businesses and large remodels must install an interceptor, and others can be required to if grease causes sewer problems. Garbage grinders are prohibited unless specifically allowed. Questions go to LASAN’s Industrial Waste Management Division through the 24-hour Customer Care Center at 1-800-773-2489. Source: LA Sanitation FOG program and industrial waste pretreatment requirements. Rules in Glendale, Burbank, Pasadena and Culver City are set by those cities.

The plumber can tell you what your line needs. The city decides what you are required to do.

What affects the price

Pipe length and size, access, how much is in the line and whether a camera is included. We do not publish a number. You get a written price before any work starts. See the cost page for published market ranges.

Who does the work

Hydro Jetting Los Angeles is a referral service operated by Hydro Jet Pros LA. We are not the plumbing contractor. When you call or send a request, we pass it to Mike Anderson, a local plumber with 12+ years of experience. His team does the work, and you pay the plumber, not us. We speak English and Spanish, and hours are 7 AM to 9 PM.

Common questions

Do you work with property managers and HOAs?

Yes. Call and describe the building and the problem, and the plumber will help you scope it.

Can service be done after hours?

Ask when you call. Hours are 7 AM to 9 PM, and the plumber can plan around your business.

Is jetting the same as grease trap cleaning?

No. Jetting cleans the drain line. A grease trap or interceptor is serviced separately.

How do I stop wipes clogging an apartment line?

Post a clear notice, add a trash can in each bathroom and ask the plumber to show tenants a camera still of what comes out.

Can you show proof of the result?

Ask for a camera pass afterward and keep the video.

What if the problem is in the city main?

Then the city handles it. See who to call by city.

How often should a building line be jetted?

It depends on use and pipe age. Set an interval from the first camera pass.

How do I book?

Call (424) 421-1762.

Backups at your building?

Call and describe the problem, and a local plumber will help.
